01 / CASH FLOW

Household income & spending

See affordability based on both salaries, growing expenses and where surplus cash is invested.

Monthly finances

Exclude mortgage repayment. Include bills, groceries, childcare and other commitments.

Separate from the lump sum; available in all strategies.

Annual changes
Earner 1 pay growth
Earner 2 pay growth
Living-cost inflation

Allocate monthly surplus

When income exceeds expenses and the required mortgage repayment, choose what happens to the difference.

When expenses exceed income: the model draws on available cash, then offset funds, then ETF holdings. Remaining unpaid requirements are recorded as financing needs with 12% modelled carrying interest. This is not an assumed loan approval.
02 / CAPITAL ALLOCATION

Mortgage & investment assumptions

Preserves the original $2 million lump-sum and $4 million mortgage limits.

Tax and ETF ownership

Monthly offset fee

Cash interest is modelled at earner 1's marginal rate. Tax rates are simple effective assumptions; the calculator is not a personal tax return.

03 / RISK MANAGEMENT

Stress tests and life events

See whether the strategy is still viable if markets fall, mortgage rates rise or one income disappears.

Shock / retirement begins
Additional one-year market fall
Extra mortgage interest for 3 years
Earner 2 without income
04 / INTEREST RATE PATH

Annual mortgage interest rates

Edit any simulated year from 2015 through 2044. Cases retain their own rate histories.

Defaults retain the previously entered case-series estimates. They are illustrative annual snapshots, not a verified month-by-month mortgage history. The case's interest-rate stress-test adds to these annual rates where applicable.
